Manager, Building Maintenance – Dollarama, Calgary, AB

Dollarama is hiring a Manager, Building Maintenance at its distribution centre and warehouse operation in Calgary, AB. The facility covers more than 1.5 million square feet, and the person hired oversees its maintenance, equipment reliability and the performance of the outside companies that service it.

ABOUT THE JOB

According to Dollarama’s posting, the Building & Maintenance Manager is responsible for managing building maintenance contracts, Material Handling Equipment (MHE) service providers and third-party maintenance partners that support the site’s automated material handling, packaging, conveyor and storage systems.

Dollarama says the role needs a strong mix of technical knowledge, contract and vendor management, problem-solving and leadership skills. The successful candidate should be comfortable working independently, spotting operational and technical issues, building corrective action plans and holding external partners accountable for the service levels they have agreed to deliver.

KEY RESPONSIBILITIES

  • Set up and monitor preventive and corrective maintenance programs.
  • Monitor contractor performance and make sure issues are resolved within agreed timelines.
  • Negotiate service improvements and support contract renewal and sourcing activities.
  • Support budgeting, forecasting and cost-control initiatives related to facility maintenance.
  • Ensure compliance with company standards, safety requirements and applicable regulations.

Material Handling Equipment (MHE)

  • Manage relationships with the external service providers that maintain and repair Material Handling Equipment (MHE).
  • Make sure preventive maintenance programs are properly planned and carried out.
  • Monitor equipment availability, downtime, response times, repair quality and overall service performance.

  • Support decisions on equipment reliability, lifecycle management, repairs, replacement and continuous improvement.

Automation and resident maintenance

  • Manage relationships with the partners that provide on-site resident maintenance for automated material handling systems, including conveyors, packaging equipment and storage systems.
  • Monitor system availability, downtime, response times, maintenance completion and recurring failures.
  • Lead regular performance reviews with service providers and put action plans in place when performance falls short.
  • Coordinate the escalation and resolution of critical technical issues that affect distribution centre operations.

Problem solving and continuous improvement

  • Proactively identify reliability, maintenance and operational risks.
  • Find ways to improve equipment reliability, reduce downtime, optimize maintenance costs and improve contractor performance.
  • Promote a preventive, proactive maintenance culture rather than a reactive one.

REQUIREMENTS

  • A bachelor’s degree in engineering (mechanical, electrical, industrial) or a related technical field is preferred.
  • 5+ years of experience in engineering, maintenance, facilities, automation, MHE or a related environment.
  • Previous experience managing external contractors, maintenance service providers and technical suppliers.
  • Experience managing service contracts, SLAs, KPIs and vendor performance.
  • Strong technical understanding of Material Handling Equipment, and preferably of automated material handling systems.
  • Experience with conveyor systems, automated storage systems, packaging equipment or distribution centre automation is highly desirable.
  • Experience in a large-scale warehouse, distribution centre, manufacturing or industrial environment is strongly preferred.
  • Strong analytical and problem-solving skills, with the ability to find root causes and build effective action plans.
  • Ability to manage several priorities in a fast-paced operational environment, with strong organizational and project management skills.
  • Excellent communication and negotiation skills.
  • Ability to work independently and make decisions with limited supervision, with a strong sense of ownership and accountability.
